We have been in France since 2018, and when I opened Annie's Place I genuinely hoped we would be here forever. Sometimes though, life has other plans for us, and it is with a heavy heart that in 2026 my husband and I decided to put the house on the market as an ongoing project. We have done a lot of work on the house, barn and land, but now it is time for us to step away and pass the reigns on to someone else for completion. The house is very comfortably liveable and Annie's Place is an optional "add on". The cottage is nearly completed, and as yet has not yet been listed online. The price of the property reflects the outstanding work to be completed, and as we complete more works we will be raising that price in line with the recommendations of the estate agent. 

The House

The beautiful farmhouse built back in 1800s, which was bought by us in 2018. We have replaced all the electrics, and the plumbing, we had a brand new combi boiler fitted, along with copper pies and new radiators in every room. There are new double glazed UPVC windows and a water filter and softener system fitted to bring the house into a usable state for modern living.

There are 4 bedrooms upstairs and 2 bathrooms, (one bedroom is yet to have a window fitted, and 1 bathroom awaits a skylight).

We have raised the kitchen floors to improve the insulation and aesthetics, fitted a beautiful bespoke wooden units into the open plan kitchen which has a large granite island, complete with a Tesla induction hob integrated downdraft extractor fans, and 2 ovens, one Meile and the other Neff and slimline dishwasher. 

There is a downstairs toilet and basin off the stairs, an under stairs utility area with a space for washer/dryer and all plumbing is new for both.

There is a large lounge with patio doors onto the garden, the living room currently has one new raidiaor and all the pipework in for the second radiator, which is stood waiting to be fitted. Both are new modern efficient column radiators. There is a log fire, so the radiators are not the only heat source, but as the heating was installed throughout the house we wanted the option to run it and save our time with wood on cool mornings. The room is unfinished we are re-boarding the ceiling and also need to tile the floor this was planned for underfloor heating, again, because we were trying to future proof the house for a time when we might have solar installed.

There is a patio to the rear of the property which runs the span of the house stone currently. It is accessible via a number of sets of French doors, this is a south facing garden with lots of potential, but needing work to bring it to its best. French drains have been inserted around the perimeter of the house and there are a number of stoned/woodchipped paths.

The new electrics include a new board and the fittings for an outdoor pool/hot tub area which has yet to be completed., and the external wirings for the barn. 

Both the cottage, and Annies Place have their own private entrances, but they are also accessible from the house should you choose.

Outbuildings

The barn measures it has beautiful original stone wall and the repointing of this has been started, but needs to be completed. (complete with resident bats and barn owl.) Attached to the barn is an extension, which was previously used for feeding the cows when the farm was a run as a dairy, however, we have converted this area to use as a workshop and outdoor seating, the area is workable, and the original plan was for further extension, there is a lot of scope in this area for you to convert it to whatever you wish. 

There is a small outbuilding, which when we bought the property housed an oil reservoir, we have removed and cleared this and it is now excellent dry storage, another blank canvas. 

The Land

The house sits in just under 4 acres of land, a stunning view towards the pond, trees to the rear of the house, and we recently planted new trees in to help improve the summer shade. There is a well. We created a fully workable vegetable garden complete with greenhouse, raised beds, several producing nut and fruit trees and collectable roses, hydrangea, dahlia and more for pollination. 

The Gite

The cottage is a perfect little 1 bedroom extension, it has parking and a private entrance. It has had new electrics put through, awaiting connection to sockets etc, it has also had the floors raised, damp proofing was added and the rooms are newly plastered. is newly plastered a new bathroom is going in later this month and there is a small kitchenette area waiting to be finished. There is also some boxing in waiting to be completed. 

Annie's Place

Annies Place is a pottery painting café, the building, equipment, stock, the business plan, future expansion and ideas, the permits, contacts, website, social media name and all promotion would be transferred with the sale if they are agreed together.  

Opening Annies Place took over 2 years, applying for and complying with a ll the legal commitments, public access, fire regulations, zoning and more. 

All the information regarding to Annies can be seen and discussed by any purchasers that would like to see, and a handover of the full business would be included. (Please note, Annie herself is not included in the sale).

Who is Annie?

Annie-cat Wilson is the boss around here, she is tiny but mighty, you won't be likely to see her in the daytime because she sleeps a lot, but if you were here painting at night you would catch her stomping around and keeping all the critters off her land.
